Responsibilities of the landlord and the tenant

For example the landlord is responsible for securing the property and keeping the apartment in a liveable and safe condition (mould removal, solution for flooding, keeping the connectors and wires in order, and providing the property with a fire alarm and carbon monoxide detector). The landlord is responsible for big and the tenant fo small repairs.

What you as a tenant can do: when you move out, check everything carefully and try to fix any mistakes or damage you caused. The landlord will thoroughly inspect the apartment, and if you have caused any damages or breached anything in the contract, he will automatically deduct it from your deposit. 

Liens:  lessor is entitled to establish lien on the personal property of the lessee kept in the leased property up to the sum of the rental fee and utility costs. If lessee disputes the legality of the lien on his / her personal property, lessor shall persue legal action within 8 days otherwise the lien on the personal property terminates.

If you are interested in pet regulations, you should ask your landlord or the common representative, because it depends on the building or the flat. 

The general noise regulations in Hungary are the following: you are allowed to do any activity with loud noises between 8:00-22:00.
