Things must be recorded in the contract, but be aware that the landlord is generally responsible for any work related to the apartment.

Liens: lessor is entitled to establish lien on the personal property of the lessee kept in the leased property up to the sum of the rental fee and utility costs. If lessee disputes the legality of the lien on his / her personal property, lessor shall persue legal action within 8 days otherwise the lien on the personal property terminates.
